Title Examiner - Commercial
Company Description
Journeyman Group, the largest multifamily developer in the greater Austin area, is seeking a qualified Commercial Title Examiner to work with its newly formed captive title agency, Lamar Title LLC. The Commercial Title Examiner searches and analyzes public records in order to identify ownership and encumbrances on commercial real property and draft requirements for safely insuring title to that property. Our agency will provide search and exam services on all of Journeyman Groups real estate closings on behalf of the title insurer, Fidelity National Title Insurance Company, and in cooperation with the escrow agent, Austin Title Company. The closings consist of land purchases, construction loans, refinances, and sales of completed projects including apartment complexes and senior living facilities
Role Description
This is a full-time on-site Title Examiner - Commercial role located in the Austin, Texas Metropolitan Area at Journeyman Construction. The Title Examiner will be responsible for conducting title searches, reviewing title opinions, examining deeds, managing escrow processes, and analyzing chain of title documents.
Essential Duties
Locate and compile records affecting real property from official public, district court and bankruptcy court records
Review those records to determine applicability to the current status of the property being examined
Read and interpret maps and documents to draft legal descriptions
Review surveys and draw out complex legal descriptions
Convey accurate, organized, detailed research results to clients in the form of title commitments and other title company certificates
Draft intelligent, reasonable responses to client objection letters
Other Duties:
Communicate in writing, by phone and in person with escrow officers, attorneys, lenders, clients, surveyors, engineers and underwriting counsel in a professional manner
Assist other team members, as and when needed, in order to reach company goals
Protect NPI and confidential information which comes into your possession
Qualifications
Title Opinions and Title Searches skills
Deeds and Chain of Title proficiency
Experience in handling escrow transactions
Strong attention to detail and analytical skills
Knowledge of real estate law and property ownership processes
Excellent organizational and time management abilities
5+ years of relevant experience in commercial title examination
