REGIONAL PROPERTY MANAGER – OHIO/MIDWEST REGION

Overview
We are seeking a dedicated and experienced Regional Property Manager to oversee multiple properties within our portfolio. The ideal candidate will possess a strong background in property management and demonstrate exceptional leadership skills. This role requires a proactive approach to managing operations, enhancing tenant satisfaction, and ensuring compliance with Fair Housing regulations. The Regional Property Manager will play a crucial role in maintaining high occupancy rates and fostering positive relationships with residents and staff.

Duties
• Manage the day-to-day operations and maintenance of assigned properties, ensuring they are fully functioning and compliant with all regulations.
• Oversee property leasing activities, including marketing strategies to attract potential tenants and conducting property showings.
• Negotiate lease agreements and renewals.
• Conduct regular property inspections; address deferred maintenance and liabilities.
• Develop and implement effective strategies to maximize occupancy rates and revenue generation.
• Maintain accurate records of property files, including tenant information, lease agreements, and maintenance requests.
• Foster strong customer relationships through effective communication and responsiveness to tenant inquiries or concerns.
• Conduct regular property inspections to ensure quality standards are met and address any maintenance issues promptly.
• Collaborate with office staff to streamline administrative processes related to property management.
• Provide training and support to on-site teams, promoting best practices in property management.
• Oversee physical upkeep and appearance of properties by hiring appropriate vendors.
• Ensure winterization of vacant units and common areas.
• Solicit, review, and manage contracts related to building systems and grounds.

Qualifications
• Proven experience in property management or a related field is essential.
• Strong negotiation skills with the ability to close deals effectively.
• Knowledge of real estate administrative processes and customer relationship management systems is preferred.
• Excellent phone etiquette and interpersonal skills for effective communication with tenants, vendors, and team members.
• Ability to work independently while managing multiple properties efficiently.
• Strong time-management and organizational skills with attention to detail in maintaining property files and records.
• Working knowledge of HVAC, plumbing, electrical, fire, and roofing systems preferred.

Job Type: Full-time
