The organization is a leading, fully-integrated, real estate investment company specializing in the development of high-profile luxury homes, mid-market homes and boutique condominiums, and home rehabilitations in Washington, DC, Virginia, and Maryland (DMV). Lot Squared focuses on the luxury market. Stony Creek focuses on mid-market homes. This role works exclusively for DC HomeBuyer, which handles home acquisition for both. What You'll Do
We are seeking a nimble, proactive Real Estate Acquisition Project Manager who thrives in fast-paced, evolving environments and consistently delivers exceptional results despite ambiguity. The ideal candidate will demonstrate strong project management capabilities, adapting quickly to changing market conditions while maintaining unwavering attention to detail. This role requires someone who anticipates challenges before they arise, develops innovative solutions, and consistently exceeds expectations by going the extra mile for both clients and team members.

Key Responsibilities:

Project Management Excellence
Drive complex acquisition projects from inception to completion, adapting methodologies as needed
Implement and refine project management systems to track multiple deals simultaneously
Anticipate roadblocks and develop contingency plans before issues arise
Lead rapid-response strategies when unexpected challenges emerge
Establish clear milestones and ensure accountability across stakeholders
Adaptability and Uncertainty Management
Navigate ambiguous situations with confidence and strategic thinking
Pivot quickly when market conditions or deal parameters change
Make sound decisions with incomplete information during time-sensitive opportunities
Maintain composure and effectiveness during high-pressure negotiations
Develop flexible approaches to unique property acquisition challenges

Deal Evaluation and Market Analysis
Conduct initial deal viability assessments prior to property inspections
Perform comprehensive neighborhood comparative market analysis
Research and analyze real estate agent comparables and market trends
Develop accurate listing price determinations based on market data
Create market forecasts considering contract timeline and post-contract pipeline
Transaction Management and Stakeholder Relations
Lead offer negotiations and contract discussions
Coordinate with real estate agents for property listings and sales
Manage attorney relations for standard seller contracts and high-litigation potential situations
Maintain relationships with neighboring property owners and their legal representatives
Coordinate with home inspectors and evaluate post-inspection deal viability

Team Collaboration and Deal Oversight

Facilitate team discussions on deal details and strategy
Present deal analyses and recommendations to leadership
Monitor and report on transaction pipeline status
Maintain detailed documentation of all transaction stages
Coordinate cross-functional team efforts to move deals forward

Experience:
3+ years experience in real estate acquisition project management
Demonstrated success managing complex, time-sensitive real estate transactions
Track record of navigating ambiguous situations and delivering successful outcomes
History of exceeding expectations and going beyond standard responsibilities
Background in real estate market analysis required
Experience managing attorney relationships and legal processes

Skills:
Strong project management capabilities with ability to adapt methodologies as needed
Excellence in stakeholder relationship management under uncertain conditions
Advanced market analysis and forecasting abilities
Strong negotiation and conflict resolution capabilities
Detail-oriented with exceptional process management abilities
Superior written and verbal communication skills
