We are seeking a Property Underwriter/Deal Analyst who will be at the forefront of evaluating real estate investment opportunities. This critical role involves analyzing property data, assessing investment potential, and supporting strategic decision-making. How the Position Fits into the Organization:

The Property Underwriter/Deal Analyst is a cornerstone of our acquisition strategy, ensuring that each investment aligns with our profitability goals and risk management standards. This role supports company growth by identifying viable opportunities and providing data-backed insights to drive decision-making.

Core Responsibilities:
• Property Analysis: Conduct detailed underwriting of properties to evaluate their investment potential, including comparative market analysis (CMA), cost estimation, and ROI projections.
• Market Research: Analyze local market trends, property values, and rental demand to inform acquisition strategies.
• Risk Assessment: Evaluate potential risks and recommend strategies to mitigate them, ensuring investments align with company goals.
• Data Management: Maintain accurate records of property analysis, financial models, and deal evaluations in company systems.
• Collaboration: Work closely with acquisition managers and wholesalers to support property acquisitions and deal negotiations.
• Presentation of Findings: Prepare detailed presentations/pitch decks summarizing property evaluations, including visual data.

Non-Core Responsibilities:
• Support acquisition team members during deal negotiations and closings.
• Participate in strategic planning sessions to align underwriting processes with company goals.
• Provide input on improving underwriting tools, process and software for enhanced efficiency.

Day-to-Day Activities:
• Review property listings and financial data for new investment opportunities.
• Update and refine underwriting models with the latest market information.
• Communicate with external stakeholders (e.g., wholesalers) for additional property details.
• Track and monitor the progress of deals under contract, ensuring compliance with underwriting assumptions.
• Regularly update team members on the status of current deals and potential opportunities.

Qualifications:

Hard Skills:
• Proficiency in financial analysis, including ROI, cash flow, and cap rate calculations.
• Strong understanding of real estate markets, trends, and investment principles.
• Experience with underwriting tools and property analysis software preferred.
• Advanced knowledge of Excel and financial modeling.
• Familiarity with real estate financing, including private money lending and mortgage structures preferred.
• Strong project management skills with the ability to handle multiple deals simultaneously.
