Core Responsibilities:
Property Analysis: Conduct detailed underwriting of properties to evaluate their investment potential, including comparative market analysis (CMA), cost estimation, and ROI projections.
Market Research: Analyze local market trends, property values, and rental demand to inform acquisition strategies.
Risk Assessment: Evaluate potential risks and recommend strategies to mitigate them, ensuring investments align with company goals.
Data Management: Maintain accurate records of property analysis, financial models, and deal evaluations in company systems.
Collaboration: Work closely with acquisition managers and wholesalers to support property acquisitions and deal negotiations.
Presentation of Findings: Prepare detailed presentations/pitch decks summarizing property evaluations, including visual data.
Non-Core Responsibilities:
Support acquisition team members during deal negotiations and closings.
Participate in strategic planning sessions to align underwriting processes with company goals.
Provide input on improving underwriting tools, process and software for enhanced efficiency.
Day-to-Day Activities:
Review property listings and financial data for new investment opportunities.
Update and refine underwriting models with the latest market information.
Communicate with external stakeholders (e.g., wholesalers) for additional property details.
Track and monitor the progress of deals under contract, ensuring compliance with underwriting assumptions.
Regularly update team members on the status of current deals and potential opportunities.
Qualifications:
Hard Skills:
Proficiency in financial analysis, including ROI, cash flow, and cap rate calculations.
Strong understanding of real estate markets, trends, and investment principles.
Experience with underwriting tools and property analysis software preferred.
Advanced knowledge of Excel and financial modeling.
Familiarity with real estate financing, including private money lending and mortgage structures preferred.
Strong project management skills with the ability to handle multiple deals simultaneously.
