Part time Evening Maintenance Coordinator

We are hiring a Part time Evening Maintenance Coordinator to support after-hours maintenance operations.This role is responsible for monitoring and responding to maintenance requests that come in during evening hours. The goal is simple: make sure emergencies are handled quickly, vendors are dispatched when needed, and the system is clean and organized for the next business day.This is a remote position, but availability must align with EST.Core ResponsibilitiesAfter-Hours CoverageMonitor maintenance platforms, inbox, and phone lineRespond to tenant concerns in a timely mannerDetermine whether issues are emergency or non-emergencyDispatch on-call vendors when requiredDocument all actions in the systemVendor & Tenant CommunicationCoordinate with vendors for urgent repairsProvide updates to tenantsTrack ETAs and confirmationsKeep communication clear and documentedSystem & Task CleanupUpdate ticket statusesClose completed work ordersFollow up on open or pending itemsUpload invoices and supporting documentsPrepare a brief summary for the morning teamEscalationsEscalate high-risk or complex situations to the Director of Maintenance when necessaryRequirementsExperience in property management, maintenance coordination, or similar operations roleComfortable handling urgent situations calmlyStrong written and phone communicationDetail-oriented and organizedAble to work independently during evening hoursFamiliarity with Buildium, Property Meld, or similar systems is a plus
