Summary

Build and maintain relationships with brokers, developers, and landlords, and leverage those relationships to identify sites in existing and planned developments in various cities throughout the US that match MOD's criteria for Company owned stores. Mentor, coach and develop Real Estate Manager(s) as necessary and oversee their work product & deliverables to ensure they're aligned with MOD process & standards. The territory covered by this role will be within the Southwestern and Southeastern U.S.


Key Responsibilities


Gather and evaluate economic, demographic, and other market data to identify key trade areas
Perform competitor analysis and site mapping within key trade areas
Visit and inspect prospective properties to determine suitability
Build and manage the pipeline of potential sites in markets identified for expansion to ensure MOD achieves it growth objectives
Within a scope, manages all aspects of market development. ā€œQuarterbackā€ of the Store Development Team for their territory.
Creates and develops business and five-year growth plan for markets and able to deliver to plan.
Tracks and delivers to performance goals and is able to manage to budgets.
Negotiate the terms of letters of intent with brokers and landlords consistent with return objectives
Negotiate and understand all provisions of leases with support of outside counsel
Prepare site evaluation packages, including store financial proforma, for executive management
Strong financial and analytical skills necessary to present financial business case for new stores.
Perform ad-hoc strategic and store analysis in support of executive management
Outline, lead, and execute on the development strategy for company growth markets
Support marketing department in development of new store opening strategies
Support design and construction teams in communication with landlords and developers through the development life cycle
Manage and lead Real Estate Manager(s) to support continued development of MOD stores within specific territories.
Responsible for performance management and career growth for Real Estate Manager(s) as necessary

Basic Qualifications


Bachelor's degree in relevant area of study- Real Estate, Finance, Accounting
5+ years commercial real estate experience with a multi-unit, multi-state fast-casual restaurant chain
Exceptional ability to gather, analyze and present demographic and financial data in executive level reports
Ability to manage direct report(s)
Ability to travel, including overnight travel, up to 50% or greater
A passion for MOD Pizza

Occasionally positioning oneself (e.g., stand, walk, stoop, bend, twist, kneel, crouch, push, pull) to move or lift objects weighing up to 50 lbs.
