About the Role Metro Manhattan Office Space, a boutique commercial real estate brokerage specializing in Manhattan tenant representation, is seeking an experienced Commercial Real Estate Agent to join our team on a contract basis. This position is ideal for a self-motivated professional with a proven record in Manhattan office leasing who prefers to focus on qualified inbound leads and active deal-making rather than cold calling. Our high-traffic website (over 17,000 monthly visitors) generates a consistent flow of tenant inquiries. You’ll work remotely, leveraging our CRM system (Zoho), marketing platform, and direct inbound activity to close transactions efficiently. Responsibilities • Evaluate and contact inbound leads from the Metro Manhattan website to assess business type, size, budget, and timing. • Screen prospects for quality and prioritize serious tenants based on financial readiness and intent. • Conduct targeted property searches, curate listings, and coordinate tours. • Negotiate lease terms, prepare, submit, and track offers and counteroffers on behalf of tenant clients — always in coordination with the Principal Broker. • Scrupulously log all activity and correspondence in Zoho CRM, including call notes, client preferences, building matches, and deal stages. • Maintain consistent follow-ups with active prospects to maximize conversion. • Post new listings and update property information on the corporate website as needed. • Stay current on Manhattan submarkets, rental rates, and available inventory. • Represent Metro Manhattan Office Space with professionalism, responsiveness, and integrity at all times. Qualifications • Active New York State Real Estate Salesperson or Broker License (required). • Minimum 3–7 years of commercial leasing experience in Manhattan (office, medical, or loft). • Demonstrated ability to negotiate and close transactions independently. • Excellent communication, follow-up, and organizational skills. • Experience using Zoho CRM or a comparable system to track all leads and activity. • Proficiency with CoStar, LoopNet, or similar listing databases. • Familiarity with website listing management and basic data entry (WordPress or CRM-based posting tools). Compensation • Commission-based structure with competitive splits. • Steady flow of qualified inbound tenant inquiries — no cold calling required. • No desk fees; flexible remote work arrangement. • Significant earning potential for agents who convert leads efficiently and manage deals actively.
