Commercial Real Estate Waterfall Model Consultant (Validation & Testing Expert)
We are building an institutional-grade waterfall engine for commercial real estate investment payouts and need an expert consultant to validate our methodology before engineering begins. We’re looking for someone with deep experience designing, analyzing, and auditing CRE waterfalls—including promote structures, IRR hurdles, preferred returns, catch-ups, GP/LP distributions, and multi-tiered waterfalls across various deal types. Your role will be to review and pressure-test our proposed approach, identify gaps, and help refine the logic to ensure it aligns with industry standards and institutional expectations. Responsibilities: • Review and validate our draft CRE waterfall methodology • Test payout logic across multiple investment scenarios • Identify structural gaps, risks, or inconsistencies • Advise on best practices used by institutional real estate firms, funds, and syndicators • Provide clear recommendations before engineering implementation Ideal Experience: • 7+ years building or auditing CRE waterfall models • Strong background with GP/LP structures, promote mechanics, and IRR-based hurdles • Prior work with investment funds, private equity real estate, or syndicators • Mastery of Excel modeling (or similar tools) and a deep understanding of financial logic This is a short-term consulting engagement with the potential for follow-on work as we expand into additional asset classes.
