The Commercial Real Estate Portfolio Manager will be responsible for supporting ongoing management of real estate transaction activities for a defined portfolio of US Postal Service... properties. Coordinate field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, sale of excess property, and early lease terminations.
Responsible for generating income from real estate assets by developing Postal Service real property to its highest and best use, outleasing excess postal-owned space or subleasing excess leased postal space to governmental and public tenants, and selling excess real property.
Support the following:
Identification and implementation opportunities to consolidate, co-locate, utilize vacant or underutilized space and to take advantage of market trends which benefit the Postal Service (with a focus on reduction in overall occupancy costs).
Reviewing real estate documents as to legal integrity, format, fairness, potential risks, hidden costs & legal rights & obligations to respective parties.
Developing, negotiating, responding to legal real estate documents as situations dictate (i.e. Purchase and Sale; Right of Entry, Temporary Construction, Payment in Lieu of Restoration, Easements, Right of Way, etc.).
Conducting and performing the renewal of high-profile Postal Service retail leases.
Identifying potential relocation alternatives for retail Postal Service locations.
Determining market values or acquiring, reviewing, and analyzing appraisals of owned property and existing or potential leases.
Evaluating proposals for real estate transactions, prepare qualitative & economic analyses of alternatives & recommend the most favorable course of action.
Preparation of and coordination with internal and external environmental specialists, legal counsel and state government agencies on environmental documents pertaining to the acquisition / disposition of real estate.
Education & Experience:
Bachelor's degree in area of specialty
Commercial leasing or real estate experience
8-13 years of experience in the field or in a related area
Additional Requirements:
Proficiency using MS Office Suite, specifically Word, Excel and Outlook
Ability to travel and work flexible hours when needed
Must be able to pass a pre-employment background check & drug test
Candidates must meet eligibility requirements as candidates will be processed for a Public Trust clearance
