Colorado Estate Planning Attorney Needed: Revocable Living Trust + Trust-Titled Home Purchase

Purchasing a primary residence in Colorado and want the property titled directly in the name of a revocable living trust at closing. We (as trustees/beneficiaries) will personally guarantee the mortgage and sign both individually and as trustees.

Looking for a Colorado-licensed estate planning attorney (or firm) with experience drafting trusts and coordinating trust-titled real estate purchases at closing with lenders and title companies.

Scope of Work

• Draft a revocable living trust (joint trust for a couple)

• Include explicit trustee powers to buy, sell, mortgage/encumber real property

• Ensure lender-friendly language for underwriting

• Provide a certificate of trust suitable for banks/lenders

• Prepare and record the deed vesting the property in the trust (Colorado)

• Coordinate with our lender and title company to ensure:

• Vesting language is approved

• Trustee signature blocks are correct

• Closing documents comply with trust requirements

• Optional but helpful:

• Pour-over wills

• Durable financial POA and healthcare POA

Requirements
