Assistant Director, Maintenance and Trades - Remote Opportunity

Position Summary:
Columbia Residential manages a diverse portfolio of 149 graduate and faculty residential buildings across the Morningside Heights campus, Manhattan Valley, and Riverdale, Bronx. As Assistant Director, Maintenance and Trades, you will play a critical role in ensuring the delivery of exceptional maintenance services to our residential apartment units and buildings, reporting directly to the Director.
Key Responsibilities:
Lead a team of mechanics in performing building repairs, preventative maintenance, and other tasks
Manage workload, allocate resources, and ensure prompt responses to maintenance requests
Oversee daily schedules, provide cost allocation and payroll data, and review staff timesheets
Offer field instruction, manage manpower and resources, and evaluate performance against established standards
Coordinate emergency activities, support apartment preparation, and maintain supply inventory
Inspect properties for potential repair, safety, and security issues, and perform other related duties as assigned
Minimum Qualifications:
Bachelor's degree required, with a minimum of 5 years of related experience
Experience managing staff, residential property management, and tenant relations required
Strong customer service orientation, excellent interpersonal and communication skills
Demonstrated ability to manage multiple activities, prioritize tasks, and work independently
Strong supervisory experience, preferably with Local 32B-J & TWU employees, and familiarity with New York City building codes and housing laws
Strong computer skills, including Microsoft Office
