POSITION: Zoning ResearcherLOCATION: Flexible / Nationwide (Remote)POSITION SUMMARYAEI Consultants has an opportunity available for a full-time Zoning Researcher to support zoning due diligence projects focused on commercial real estate transactions. The Zoning Researcher is responsible for conducting comprehensive research of property details, zoning classifications, and municipal ordinances. The Zoning Researcher is responsible for sending Freedom of Information Act (FOIA) requests to municipal jurisdictions throughout the country to support AEI’s Zoning Project Managers in their report writing. This role requires meticulous attention to detail, exceptional organization skills, and the ability to manage multiple projects at once. The Zoning Researcher will collaborate with the Zoning Project Managers to provide accurate, timely information that informs critical site analysis. ESSENTIAL DUTIES AND RESPONSIBILITIESResearch property information available from assessor websites & publicly available GIS MapsFOIA (Freedom of Information Act) submission to Local/County/State AgenciesRequest and obtain copies of municipal documents such as site plans, surveys, variances and conditional/special use permits Ā· Collaborate with Zoning Project Managers to ensure correct property details Coordinate with municipal departments to obtain information regarding outstanding code violations on file for the Subject Property Coordinate payments for copies of the aforementioned municipal documents/information requested via FOIA processManage & track a list of follow-up tasks to ensure that all requested information/documents are received from the municipalities Stay current with industry best practices for property researchMaintain comprehensive databases of municipal contacts QUALIFICATIONSPrevious experience performing zoning research preferredBe extremely organized and have great time management and multi-tasking skillsMust be a self-starter, resourceful, and have the ability to work productively on multiple projects at a time under strict deadlines Proficiency with Microsoft Office, Adobe Acrobat, and familiarity with basic GIS Mapping websitesExcellent written and verbal communication skills; Personable and able to communicate with people at all levelsKnowledge of municipal government operations & the ability to build relationships with municipal officials and regulatory agenciesStrong problem-solving skillsEDUCATIONBachelor’s or associate’s degree in City and Regional Planning/Urban Affairs, Geography, GIS or related field preferredHigh school diploma or GED equivalent requiredEMPLOYEE BENEFITS & PERKSAEI Consultants offers all full-time employees an outstanding, extensive benefits package, which among other benefits includes medical, dental, and vision benefits, paid time off and sick leave, life insurance, short-term and long-term disability insurance, 401K, complimentary use of AEI’s condo at Donner Lake in Truckee, CA, an Employee Referral Bonus Program, and Commuter Tax and Dependent Care Benefits.
