About the position

We are seeking a Residential Property Management Portfolio Manager to join our team in Bellevue, WA. This full-time position is designed for a fast-paced office environment where the manager will oversee a portfolio consisting of single-family homes, individual condominium units, and smaller apartment buildings in the Greater Seattle area. It is important to note that this is not an onsite position, allowing for a hybrid work model. The ideal candidate will have prior property management experience and will be responsible for managing various aspects of property management, ensuring that both client and tenant needs are met efficiently and effectively. In this role, the manager will spend approximately 60% of their time on office work, which includes managing communications with clients, tenants, and staff through phone calls, texts, and emails. The remaining 40% of the time will be spent in the field, overseeing property maintenance requirements and requests, conducting periodic site inspections, and ensuring compliance with lease agreements. The manager will also be responsible for preparing rent-ready scopes of work, advertising properties for rent, and managing tenant applications and screening reports. The position requires a proactive approach to developing and improving client relationships, as well as the ability to handle administrative duties related to property management. The manager will also be expected to manage rent collections, tenancy compliance, and evictions, including attending court proceedings when necessary. This role requires a detail-oriented individual with excellent time management and organizational skills, who can thrive in a fast-paced environment and handle urgent requests with professionalism.

Responsibilities
• Manage communication with clients, tenants, and staff including phone calls, texts, and emails
,
• Oversee property maintenance requirements and requests
,
• Coordinate with clients, tenants, service providers, and staff
,
• Attend client and team meetings
,
• Proactively develop and improve client relationships
,
• Conduct periodic site inspections and follow up with maintenance and lease compliance requirements
,
• Conduct and review tenant move-out condition reports and handle security deposit accounting
,
• Prepare Rent Ready scopes of work and coordinate with maintenance
,
• Advertise properties for rent
,
• Monitor and review tenant applications and screening reports
,
• Prepare lease documents for approved tenants
,
• Manage rent collections and tenancy compliance
,
• Manage evictions and attend court proceedings
,
• Key and key box administration
,
• Manage and attend to administrative duties related to management of properties
,
• Occasional showing of properties
,
• Handle evening/weekend emergency calls on a rotation basis (approximately every six weeks)
,
• Other projects as assigned

Requirements
• High School diploma or GED
,
• Washington State Real Estate License
,
• 3 years of experience in Property Management or related industry
,
• Familiarity with Microsoft Word, Microsoft Excel, and Microsoft Outlook
,
• Experience with property management software, preferably AppFolio or Yardi
,
• Detail-oriented with good time-management skills
,
• Exceptional communication, writing, and editing skills
,
• Excellent organizational skills
,
• Ability to multi-task
,
• Professional business attire
,
• High level of competency, capability, commitment, and a teachable attitude
,
• Tech-savvy
,
• In-depth knowledge of Washington State Landlord Tenant Act
,
• Basic understanding of property management systems including plumbing, electrical, carpentry, roofing, drywall, painting, and framing

Nice-to-haves
• Experience with AppFolio or Yardi (1 year preferred)

• 2 years of property management experience preferred
