Sr. Director, Real Estate and Asset Portfolio

Overview

You will manage and optimize Amerivet’s national real estate portfolio to maximize financial performance, support operational needs, and enhance the long-term value of our assets. This role focuses on lease oversight, capital project execution, vendor management, and strategic collaboration with internal leaders to drive cost savings and operational efficiency.

Key Responsibilities

Portfolio Strategy & Performance
• Develop and execute strategic plans for renovations, expansions, and capital projects that support financial and operational goals.
• Continuously evaluate the existing portfolio to identify cost-saving opportunities, mitigate risks, and improve property performance.
• Review and negotiate lease agreements to optimize terms and drive savings.
• Track and report on portfolio performance, providing actionable insights to leadership.

Lease & Property Management
• Own lease compliance tracking, ensuring obligations are met and identifying opportunities to consolidate, renegotiate, or improve terms.
• Develop and manage property management policies that standardize processes across locations, balancing local needs with enterprise goals.
• Centralize vendor relationships where practical, securing cost savings on maintenance, landscaping, security, and other key services.
• Partner with operations teams to align property management efforts with patient care, client experience, and team needs.

Financial Oversight
• Build and manage annual budgets for operating expenses and capital projects across the portfolio.
• Proactively monitor costs, identify variances, and present solutions to keep projects and operations within budget.
• Prepare financial analyses to support capital allocation decisions and project approvals.
• Develop performance dashboards that track financial outcomes, operational metrics, and project milestones.

Collaboration & Stakeholder Management
• Build strong working relationships with Regional Operations, Finance, and practice teams to align real estate initiatives with hospital goals.
• Serve as the primary point of contact for landlords and external partners, ensuring Amerivet’s interests are protected in all negotiations and agreements.
• Work closely with Finance to support accurate financial reporting and forecasting tied to the real estate portfolio.

Qualifications

Education & Experience
• 5+ years of experience managing multi-site real estate portfolios, preferably in healthcare, retail, or multi-unit services.
• Demonstrated success in lease negotiation, capital project management, and cost control across a large portfolio.
• Experience managing third-party vendors and contractors to deliver quality outcomes on time and within budget.

• Strong financial analysis skills, with the ability to translate data into practical recommendations.
• Highly organized, able to manage multiple projects across diverse locations without sacrificing attention to detail.
• Clear and confident communicator, able to present complex information to senior leaders and frontline teams.
• Strong negotiation skills, with a proven ability to secure favorable lease terms and vendor agreements.
• Proactive problem-solver who can anticipate challenges, propose solutions, and drive execution.

Working Conditions
• This role requires up to 25% travel to visit hospital locations, assess properties, and meet with landlords and vendors.
