As a Setup & Disclosure Analyst, you sit at a critical control point in the loan lifecycle. Your work ensures loan applications are accurately established and that borrowers receive complete, compliant, and timely disclosures. This role directly impacts regulatory compliance, borrower trust, and the efficiency of downstream processing and underwriting.
ļø Key Responsibilities
Loan Setup & Data Integrity (Primary Focus)
ā¢ Review new loan applications for completeness, accuracy, and regulatory readiness
ā¢ Accurately input loan data into the Loan Origination System (LOS) to initiate the loan lifecycle
ā¢ Validate borrower, property, and loan terms prior to disclosure issuance
Disclosure Preparation & Compliance
ā¢ Prepare and issue initial loan disclosures, including Loan Estimate, Truth-in-Lending, and related TRID-required documents
ā¢ Ensure disclosures are delivered within required regulatory timelines
ā¢ Execute post-disclosure revisions and re-disclosures when changes occur
ā¢ Identify, escalate, and document potential compliance risks tied to loan setup or disclosure errors
Cross-Functional Partnership
ā¢ Collaborate closely with Loan Officers, Processors, and Underwriters to resolve missing or conflicting information
ā¢ Respond to internal inquiries related to disclosure requirements and setup standards
ā¢ Maintain organized documentation and audit-ready disclosure records
Continuous Compliance & Process Improvement
ā¢ Stay current on regulatory changes, investor guidelines, and disclosure requirements
ā¢ Support process improvements that enhance accuracy, efficiency, and borrower experience
ā¢ Contribute to standardized workflows and quality control initiatives
What You Bring
Required
ā¢ Strong understanding of mortgage loan processes, particularly loan setup and disclosures
ā¢ Working knowledge of TRID (TILA-RESPA Integrated Disclosure) requirements
ā¢ High attention to detail with proven accuracy in data entry and document preparation
ā¢ Ability to manage multiple files and deadlines in a fast-paced environment
ā¢ Strong written and verbal communication skills
ā¢ Proficiency with Loan Origination Systems (LOS) and Microsoft Office tools
ā¢ Self-directed, compliance-minded, and accountable for work quality
Preferred
ā¢ Experience working in a regulated mortgage or financial services environment
ā¢ West coast/ Midwest time zones
ā¢ Familiarity with investor overlays and disclosure-driven change management
ā¢ Comfort supporting audit, QC, or compliance review requests
No specific certifications are required for this role.
