We specialize in efficient, compliant wholesale loan processing with lenders such as UWM, The Loan Store, Orion, Windsor, and EPM. We’re building a small, high-quality roster of Texas-based processors for upcoming broker partnerships. Brokers are located in CO, FL, MI and TX. This position is ideal for experienced wholesale processors seeking remote, flexible work in a supportive small-team environment. Conditional Start NoticeThis is a conditional employment opportunity. Candidates may be pre-screened and fully approved for hire ahead of active loan file assignments. Employment and pay officially begin once loan volume is available and a start date is confirmed in writing. Before that time, candidates will not perform any work or have payroll status.Key Responsibilities (Once Active) • Review loan applications (1003) for accuracy and completeness • Review credit reports and identify items requiring LOEs • Run AUS (DU or LP) and verify findings for compliance and eligibility • Register 3.4 MISMO files with wholesale lenders • Prepare and send initial disclosures through lender TPO portals • Submit files to underwriting and track conditions • Communicate with loan officers, borrowers, title, HOI, and other third parties • Order and track appraisals, VOEs, HOA certs, and title docs • Prepare initial and final CDs and ensure TRID deadlines are met • Maintain 24-hour turn times on new files and conditions Qualifications • Minimum 3 years of wholesale mortgage processing experience • Familiarity with UWM or other major wholesale lenders • Strong understanding of TRID timelines and loan documentation • Experience with at least one LOS (Arive, LendingPad, Calyx, or Encompass) • Excellent organizational and communication skills • Self-starter who can work independently with minimal supervision • NMLS license helpful but not required Compensation & Hours (Once Active) • $7.25/hour (Texas minimum wage) for all logged hours • Per-file bonuses: $300–$500 per funded loan • 15–25 hours per week on average (may vary with pipeline volume) • Flexible daily schedule — typical hours between 9 AM–6 PM • W-2 employment through Gusto payroll once work begins Why Join Hoyer Marketing & Processing • Remote flexibility — work from anywhere in Texas • Exposure to multiple brokers and wholesale lenders • Transparent pay structure with growth potential • Supportive, small-team culture focused on efficiency and accuracy • Future opportunity to expand hours and income as volume increases How to Apply Submit your résumé and a short cover letter including: • Your wholesale processing experience (lenders or LOS platforms you’ve used) • Your current weekly availability • Confirmation that you’re open to a conditional start date (work begins once active files are available) Job Type: Part-time Base Pay: $7.25 per hour Expected hours: 10 – 25 per week Work Location: Remote Apply tot his job
