Paralegal - Real Estate Title and Survey (Hybrid)

Summary Holland & Knight is seeking a career-oriented paralegal to join our Real Estate and Syndication Practice Groups in Boston. The ideal candidate will be responsible for working independently and as part of larger teams to review and analyze title, survey and zoning for complex commercial real estate transactions, identify issues, and work with the team, as well as title companies, surveyors, escrow agents, and zoning consultants to facilitate issue identification and resolution and to timely meet client needs in connect transaction closings. Experience identified below is preferred but for the right candidates, in place training is an option. The position is currently a hybrid role with specific days required to be in the office, which may change based on the future needs of the Firm or industry standards. Responsibilities • Review title, survey and zoning requirements of clients applicable to transactions • Coordinate with title companies regarding issuance of commitments, proformas, and final title policies. • Order, track, and review ALTA/NSPS land title surveys for accuracy, completeness, and consistency with title commitments. • Order, track, and review reports from zoning consultants. • Review and summarize title commitments and underlying documents; identify exceptions, liens, easements, and encumbrances for further review. • Analyze surveys for encroachments, access points, easements, and other site control matters. • Draft title objection summaries and assist attorneys in communicating curative requirements with transaction team and clients. • Coordinate with surveyors and title officers to confirm legal description correctness and resolve inconsistencies. • Abstract key terms from real estate documents, including easements, leases, declarations, and reciprocal easement agreements (REAs). • Organize, manage, and maintain due diligence materials and related document databases across firm and client platforms. • Communicate directly with clients, title companies, surveyors, and other third-party vendors regarding document delivery, corrections, and technical clarifications. Requirements • Bachelor’s degree from an accredited college or university with strong academic credentials. • Proficiency with Microsoft Word, Excel, Outlook, and Windows-based software. • Strong organizational skills and attention to detail • Good judgment and proactive problem-solving skills • Strong interpersonal and written communication skills • Ability to work well independently and in a team-oriented environment • Commitment to quality, accuracy, and responsiveness Nice-to-haves • Paralegal certificate or degree a plus. • Three years of relevant commercial real estate experience with a focus on title/survey matters for commercial properties.
