Mid-Term Rental Expert & Coach Needed (Hands-On Operator, Not Theory)
I’m looking for an experienced mid-term rental (MTR) operator who has personally owned and operated multiple mid-term rentals and has gone through the full lifecycle several times — from market selection → acquisition → setup → tenant sourcing → stabilization.
I’m specifically looking for someone who has done this themselves and is willing to coach, share frameworks, resources, and trusted contacts to help replicate a proven approach.
You should have hands-on experience with:
Owning and operating mid-term rentals (30–90+ day stays)
Evaluating and selecting strong MTR markets (travel nurses, insurance housing, corporate housing, etc.)
Property analysis:
Rent comps
Furnishing costs
Cash-flow modeling
Risk analysis
Property setup & operations:
Furnishing standards
Utility & internet setup
Cleaning & turnover processes
Tenant acquisition:
Furnished Finder
Corporate / insurance placements
Other proven channels
Systems & scaling:
SOPs
Automation
