Position Overview: We are seeking a Marketing Director to oversee and implement all marketing functions for our real estate business. This individual will manage the development and execution of a variety of marketing strategies, including SMS and email drip campaigns, direct mail, PPC, data analysis, and more. The ideal candidate will bring strong leadership, deep knowledge of marketing tools and platforms, and a strategic mindset to optimize campaign performance, manage budgets, and make data-driven decisions. Responsibilities: • Oversee the strategy, implementation, and optimization of all marketing campaigns, including direct mail, PPC, SMS, email, and drip campaigns. • Manage and execute SMS and email drip campaigns to engage and convert real estate leads. • Lead direct mail campaigns, ensuring timely delivery, accuracy, and budget adherence. • Track and manage Key Performance Indicators (KPIs) to assess marketing effectiveness. • Manage marketing budgets across channels, ensuring cost-effectiveness and maximizing ROI. • Organize, analyze, and use data to inform marketing strategies and campaign adjustments. • Handle logistics for campaign launches, including scheduling, resources, and vendor management. • Develop and oversee data scraping processes to gather, organize, and analyze leads for targeted campaigns. • Continuously evaluate and refine marketing strategies based on performance data and market trends. • Collaborate with sales and leadership teams to align marketing with business goals. • Ensure compliance with marketing regulations, including TCPA for SMS and CAN-SPAM for email. Skills & Qualifications: • Proven leadership experience overseeing all marketing functions, ideally in real estate or a similar industry. • Strong understanding of marketing channels, including direct mail, PPC, SMS, email, and digital advertising. • Experience with marketing automation tools and CRM systems (e.g., HubSpot, Salesforce, ActiveCampaign). • Ability to manage marketing budgets effectively and ensure efficiency. • Expertise in KPI tracking and performance analysis for optimizing marketing strategies. • Strong organizational skills, with the ability to manage multiple campaigns and deadlines. • Analytical skills, including data scraping, data organization, and interpreting performance data. • Proficiency in marketing platforms like Mailchimp, Twilio, Google Ads, and Facebook Ads. • Strong copywriting and creative skills, with an eye for effective messaging and design. • Excellent communication and leadership abilities to guide teams and collaborate with sales, operations, and vendors. Nice-to-Haves: • 5+ years in marketing, with at least 2 years in a senior or director-level role. • Experience with real estate lead generation and understanding of the real estate sales cycle. • Familiarity with direct mail vendors and processes.
