Job description: SummaryThis position is responsible for the overall maintenance and appearance of the building and grounds. Supervises and trains maintenance, housekeeping and grounds employees (where applicable). Ensures all maintenance work by staff and vendors is completed according to standards. Takes on duties of a Maintenance Technician or Groundskeeper as needed or required.Key ResponsibilitiesEnsure staff is provided necessary training to function in their position

Mentor and train new employees ensuring they have sufficient training for success in their positions.
Provide ideas for training to Property Manager
Assist and participate in safety training for property.
Complete required on-line training and ensure maintenance team is current on required training.
Ensure work order process runs smoothly and efficiently

Provide necessary guidance for team to complete work orders to MAI standards
Ensure supplies are ordered and staff has necessary tools to do their job
Complete work orders when needed
Assist manager with scheduling process for move outs and move ins

Meet with manager regularly to review turn schedule ensuring team can meet expectations
Assist with turns when necessary
Review and inspect turns with manager to ensure resident satisfaction
Ensure apartment turns are completed in a timely manner meeting resident satisfaction

Inspect move-outs with manager to ensure necessary supplies and tools are ready
Assist with vendor scheduling when needed or requested
Ensure turns are completed to resident satisfaction
Assist with completing turns when needed
Provide input to manager and Property Manager on upcoming projects (for budgeting)

Ensure property projects or ideas are shared with manager and Property Manager
Participate in budget process with an understanding of cost management for the maintenance budget
Provide excellent customer service to our residents

Ensure resident satisfaction by the timely completion of work order requests and apartment turns with new residents
Participate in "After Hours" emergency rotation for property - ensuring timely response of emergency maintenance requests.Ensure safety guidelines are followed at the property

Ensure maintenance team is following policy as it relates to safety (wearing protective gear, following heat stress guidelines, etc).
Coaching and Developing Staff

Holds regular check-ins or quick connects with each staff member on a monthly basis (with manager). Continually mentor and train staff to be sure everyone is continuously growing for the benefit of the property, company and most importantly themselves
Motivate team to provide the best service possible by supporting and reinforcing the four core values of MAI to ensure everyone is being treated fairly and with dignity & respect
Be clear in your expectations to be sure employees are given the best opportunity to be successful

Education/Experience

High School diploma or equivalent
Experience with assortment of hand tools, equipment
General "handyman" experience - plumbing, electrical, painting, carpentry.
Ability to lead and train others.

Prolonged periods of standing and walking.
Ability to work indoors and outdoors.
Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
Must be physically able to perform repairs when needed.
Prolonged periods sitting at a desk and working on a computer.
Must be able to lift 50 pounds at a time.

Expected salary: $22 - 27 per hour
