Role Overview Our client is a property management company overseeing approximately 21.5 residential properties. They are looking for a proactive and detail-oriented Maintenance Coordinator to serve as the primary point of contact for all maintenance-related activities. This role manages the full lifecycle of maintenance requests — from tenant submission through vendor coordination, completion follow-up, and invoice processing. The ideal candidate is someone who can make decisions independently, handle issues quickly, and ensure maintenance requests are resolved efficiently without delays. Key Responsibilities Receive and acknowledge tenant maintenance requests submitted through AppFolio Vet each request and assign to the appropriate vendor based on issue type and property Coordinate scheduling between tenants and vendors to ensure timely resolution Follow up with vendors and tenants to confirm work has been completed correctly Monitor shared billing email group, retrieve invoices, and post them accurately in AppFolio Communicate proactively with property owners, tenants, and vendors via phone, text, and email Manage a dedicated phone line for inbound maintenance-related calls Escalate issues appropriately while making independent decisions within established cost thresholds Ensure maintenance requests are resolved within 1–2 business days whenever possible Track vendor responsiveness and flag unresponsive or underperforming vendors to management Required Skills & Experience Prior experience as a Maintenance Coordinator or in a similar property management support role Proficiency with AppFolio (specifically the maintenance module) — strongly preferred Strong verbal and written English communication skills for phone, text, and email interactions Why Expedock HMO & Leave Credits: Stay protected with healthcare benefits and use accrued leaves by your third month Supportive Remote Environment: Work from home alongside a collaborative team that values growth and mutual success.
