Fractional CFO needed- real estate and Operating businesses. (Mobile home and RC parks, paving Co. - Contract to Hire

am seeking a seasoned fractional CFO to organize and centralize financial reporting across multiple entities, including manufactured housing communities, RV parks, and paving businesses. The goal is to build a consolidated reporting structure under a holding company and install treasury discipline.

This is not bookkeeping. This is financial architecture and forward-looking capital planning.

Holding Company:

• American Dream Parks, LLC

Operating / Controlled Entities:

• 69% – Manufactured Home Community

• 49% – RV Resort & Marina

• 50% – Paving Company

• Seasonal asphalt operation

Passive LP Interests:

• Multiple MHP and RV park investments (5%–18% ownership positions)

Objectives

1. Consolidate financial reporting across all entities.

2. Standardize chart of accounts.

3. Build master dashboard showing:

• Total asset value

• Total debt

• Monthly net cash flow

• 12-month liquidity forecast

• Debt schedule with maturities

4. Build capital allocation framework under holding company.

5. Implement treasury discipline (cash flow forecasting, reserves, distribution structure).

6. Identify structural inefficiencies or risk exposure.

Required Experience

• 10+ years in senior finance leadership (CFO level)

• Experience with real estate operating platforms (MHP, RV parks, hospitality preferred)

• Experience with small to mid-sized operating businesses

• Strong cash flow modeling and debt structuring background

• Familiar with intercompany loans and holding company structures

Open to:

• One-time project engagement (build system and train owner)

• Short-term intensive engagement (60–90 days)
