About the position

As an Associate in the Real Estate division at GIC, you will play a crucial role in managing and expanding our multi-billion-dollar real estate portfolio. This position offers a unique opportunity to work with one of the world's largest sovereign wealth funds, where you will be involved in underwriting and closing real estate transactions across various capital structures, including both private and public equity as well as debt. Your primary responsibility will be to conduct financial modeling for transactions, ensuring that all financial aspects are meticulously analyzed and presented. You will also assist in preparing approval papers for submission to senior investment staff, which requires a deep understanding of structuring and tax issues related to real estate transactions. In addition to transaction-related tasks, you will participate in the management and oversight of a portion of the Americas' real estate portfolio, which includes assets in the U.S., Canada, and Latin America. This involves executing asset strategies and managing administrative, financial, capital, and operational aspects of the assigned portfolio. For underperforming investments, you will be involved in developing and implementing strategies to enhance performance. Your role will also include conducting financial research on potential acquisition targets, participating in various global strategy groups, and serving as a contact for existing fund and joint venture relationships. Responsibilities
• Assist with underwriting and closing real estate transactions across the capital structure (private/public equity and debt)

• Take on primary role in the financial modeling of transactions

• Assist with the preparation of approval papers for submission to Senior Investment staff

• Understand structuring and tax issues related to transactions

• Participate in management and oversight of a portion of the Americas multi-billion dollar real estate portfolio

• Execute asset strategy and manage administrative, financial, capital and operations capacities of the assigned portfolio

• Develop strategy to improve performance for sub-performing investments and participate in implementing the same
,
• Conduct financial research on public and private companies for potential acquisition
,
• Participate in various global strategy groups
,
• Function as a contact for various existing fund and joint venture relationships

Requirements
• Bachelor's degree with a business, finance or real estate finance focus
,
• Minimum of 1-2 years investment banking or real estate experience
,
• Excellent analytical skills and ability to work on multiple projects simultaneously
