Associate, Asset Management & Investments

We are seeking a highly motivated and experiencedAssociate to join Palette Hotels LLC. This key role will be responsible for overseeing the performance of our corporately owned hotel and actively participating in new investment analysis, reporting directly to the Chief Investment Officer (CIO). The ideal candidate will possess 3 to 5 years of experience in hospitality real estate sector, strong financial acumen, and proven experience in both asset management and transaction support.

Key Responsibilities:

1. Asset Management
• Investment Strategy and Transitions:Work with CIO to develop and execute strategic asset management plans for the existing hotel to maximize asset value, drive operational efficiency, and optimize returns. Specifically, for newly acquired hotels, Associate will assist in developing an action plan and execution thereof with the hotel operations team, aligned with the investment strategy developed by the investment team, to ensure efficient transition and execution of the investment strategy.
• Operational Review:Conduct regular, in-depth reviews of property-level operating performance, including revenue management, cost control, and capital expenditure (CapEx) planning, working closely with hotel management teams and third-party operators.
• Financial ReportingBudgeting:Oversee the annual budgeting process, review monthly financial reporting packages, and monitor compliance with investment objectives, lender reporting and performance hurdles.
• Stakeholder Relationships: Assist CIO to create regular investor reports, providing a comprehensive update on the investment. Ensure governance and compliance with all management, franchise or brand affiliation and loan agreements.
• Value Enhancement Initiatives:Identify, analyze, and implement opportunities for value creation, such as property renovations, operational restructuring, or repositioning strategies.
• Disposition Strategy:Support the CIO in developing and executing disposition strategies, including market timing and preparing assets for sale.

2. Investment Analysis and Execution
• UnderwritingDue Diligence:Assist CIO in underwriting potential hotel acquisitions, including financial modeling, market analysis, and risk assessment.
• Investment Reporting:Prepare comprehensive investment memorandums, presentations, and supporting analyses for the Investment Committee and other stakeholders.
• Transaction Support:Assist CIO in the due diligence process for acquisitions and dispositions, working with internal teams (legal, finance) and external advisors (brokers, consultants).

3. Reporting and Communication
• CIO Reporting:Prepare and present detailed, insightful performance and investment reports to the CIO on a regular basis.

4. Other Responsibilities
• Business Development: Associate will assist CIO and CEO on business development.

Qualifications:
• Experience:Minimum of3-5 yearsof progressive experience in hotel real estate investment, asset management, investment banking, or private equity, with a significant focus on the hospitality sector.
• Education:Bachelor's degree in Finance, Real Estate, Economics, or a related field is preferred.
• Financial Modeling:Expert proficiency in financial modeling, valuation techniques (DCF, comparable sales, replacement cost), and advanced Excel skills.
• Industry Knowledge:Strong understanding of hotel operations, management agreements, franchise contracts, and capital markets.
• Communication:Strong written and verbal communication skills, with the ability to clearly articulate complex financial and strategic issues to senior leadership and external partners.

• Associate underwrites and due diligence approximately2 hotels per quarter.
• Investors receivetimely, actionable financial insights that drive performance and trust.
• Leadership and collaborative working relationships with Palette Hotels colleagues in executing the business plan for any investments.
