Overview
We are seeking an Analyst – Pricing to own pricing strategy, revenue analytics, and financial performance optimization across a growing short-term rental portfolio. This role sits at the intersection of finance, operations, and revenue management, partnering closely with operations, leadership, and data teams to drive margin expansion, occupancy optimization, and disciplined pricing decisions at scale.
This is a highly analytical, hands-on role ideal for someone who thrives in fast-paced, data-driven environments and enjoys translating insights into action.
Key Responsibilities
Pricing & Revenue Strategy
• Develop, implement, and refine dynamic pricing strategies to maximize revenue, occupancy, and contribution margin
• Analyze demand trends, seasonality, market dynamics, and competitive pricing to inform rate decisions
• Own pricing guardrails, discount strategies, and promotional frameworks
Financial & Operational Analysis
• Build and maintain financial models to evaluate pricing scenarios, unit economics, and margin impact
• Monitor portfolio performance KPIs (ADR, RevPAR, occupancy, contribution margin) and identify optimization opportunities
• Perform variance analysis vs. forecast and prior periods; provide clear explanations and recommendations
Cross-Functional Partnership
• Partner with operations, revenue management, and leadership to align pricing decisions with operational capacity and owner expectations
• Present insights and recommendations to senior stakeholders in a clear, actionable manner
• Support budgeting, forecasting, and long-range planning related to pricing and revenue
Process & Scalability
• Improve pricing and revenue workflows through automation, tooling, and process enhancements
• Help scale pricing discipline across a growing portfolio and new markets
Qualifications
• 1-5 years of experience in finance, FP+A, pricing, or analytics
• Strong financial modeling and analytical skills
• Advanced Excel/Sheets proficiency; experience with BI tools a plus
• Ability to operate independently and make data-backed decisions in ambiguous environments
• Strong communication skills with the ability to influence cross-functional partners
