Airbnb Virtual Co-Host Needed for Listing Optimization, Guest Messaging & PriceLabs Setup - Contract to Hire

I’m looking for an experienced Airbnb virtual co-host to help optimize a few of my listings and improve overall performance. This is a one-time, fixed-price project, with the possibility of longer-term work if everything goes well. What I Need Done (Scope of Work): 1. Listing Optimization Improve titles, descriptions, and photo captions Optimize amenities, house rules, and booking settings Fix inconsistencies and improve guest-facing content 2. Pricing Optimization (via PriceLabs) Review current pricing and occupancy trends Fully set up PriceLabs for the listings Customize base price, minimum/maximum prices, and dynamic pricing rules Set up orphan-night discounts, weekend rules, seasonality, and minimum-stay strategies Analyze market rates and apply competitive adjustments Provide a short pricing strategy report after setup 3. Guest Messaging Setup Create automated check-in, checkout, reminder, and follow-up templates Set up quick replies to improve communication speed Make recommendations to enhance guest experience and ratings 4. Calendar & Operations Review Check for blackouts, missed booking opportunities, and inconsistent minimum stays Review turnover settings and cleaning rules Provide a short summary of improvements needed Deliverables: Fully optimized Airbnb listing(s) Complete PriceLabs setup + pricing strategy breakdown Full message template pack Summary report of recommended changes Delivery within 7 days Requirements: Experience in Airbnb co-hosting or STR management Strong understanding of PriceLabs and dynamic pricing Good English writing skills Detail-oriented and reliable Apply tot his job
